Moulsham Hall Estates Completes Strategic Land Sale to Deliver 750-Home Great Leighs Community
Moulsham Hall Estates has completed a significant land transaction with leading UK housebuilders Bellway and Redrow at Great Leighs, marking a key milestone in the delivery of a new sustainable community in Chelmsford.
The strategic site, allocated within the Chelmsford Local Plan's Strategic Growth Site Allocation for Great Leighs (adopted May 2020), will deliver approximately 750 new homes alongside comprehensive community amenities. The development encompasses a neighbourhood centre, a new primary school with co-located early years and childcare nursery facilities, and substantial public open spaces.
The Essex-based developer has retained significant adjoining land holdings where it will develop complementary facilities including a village centre comprising retail units, restaurants, a business hub, medical centre and community building. This integrated approach ensures the creation of a cohesive community infrastructure that serves both new and existing residents.
Richard Burrows, Managing Director for Bellway Essex, emphasises the development's inclusive approach: "This represents an important opportunity to create a cohesive and inclusive community which will include affordable housing to ensure there is an opportunity for everyone to live in the area, as well as public open spaces and the provision of a much needed new primary school, early years and child care nursery site."
Julian Larkin, Managing Director at Redrow's Harrow Estates division, adds: "We are looking forward to working closely with Bellway and Chelmsford Borough Council to deliver a balanced community which is centred around our placemaking principles. Together, we'll be creating a thriving community with numerous benefits including the provision of housing, community facilities and connections to nature."
The development's sustainable location capitalises on existing public transport links, retail facilities, employment opportunities and community services. Substantial financial investment in local infrastructure forms a key component of the development strategy, enhancing the area's connectivity and amenities.
The transaction represents the culmination of over five years of strategic planning and development work by the company. This carefully planned expansion of Great Leighs aligns with Moulsham Hall Estates’ commitment to creating vibrant, prosperous and sustainable environments that provide significant opportunities for local communities.
This development, combined with the company's ongoing regeneration of Chelmsford City Racecourse, demonstrates its comprehensive approach to community-focused development in the region. The project reinforces Moulsham Hall Estates’ position as a leading strategic land developer in Essex, delivering sustainable communities that meet both current and future generation needs.
